Associate Facilities Supervisor
Performs general maintenance on, and assists with the planning of campus-wide infrastructure systems and projects, including fresh water distribution, wastewater treatment, storm water diversion, power distribution, telecommunications, road/path system, and energy management. Performs maintenance and repair on building specific systems including plumbing, carpentry, painting, electrical, ventilation, heating, air conditioning, minor electrical, telephone, fire systems, the building structure, and roof; leads and advises other facilities management employees in maintenance, custodial, grounds, and shipping/receiving May work under hazardous conditions, and must comply with all federal, state, and local regulations, including ADA and MIOSHA.
PRIMARY DUTIES AND RESPONSIBILITIES*
- Maintains the operation and maintenance of buildings and grounds using a preventative maintenance/inventory work management system to improve employee productivity and department efficiencies; revises program as necessary.
- Maintains the various buildings utilizing carpentry, painting, concrete work, electrical and plumbing repairs and installation.
- Maintains computerized energy management systems, modifies software as appropriate, monitors and evaluates the performance of boilers, pumps, water heaters, air handling units, pneumatic systems, fans, and other related equipment for environmental quality and energy efficiency.
- Oversee or operates waste water treatment plant in compliance with permits issued by the State of Michigan. Performs daily inspections and maintains daily log; maintains equipment, obtains and distributes water samples, monitors flow levels and system operation, determines when to discharge to various system stages.
- Monitors and maintains the fire alarm and suppression systems including inventory, logs, and testing.
- Installs, records, and maintains wiring and cable for internal communications.
- Monitors and maintains drinking, storm, and waste water distribution systems.
- Assists in monitoring work of outside contractors.
- Documents changes in infrastructure, utilizes work order system to track and communicate work progress.
- Installs and repairs minor electrical wiring.
- Assists in the scheduling of custodial, grounds, maintenance and shipping/receiving staff.
- Provides and coordinates training for all facilities department staff.
- Assists the director of facilities in formulating budget recommendations by identifying needed repairs, obtaining cost estimates, and forecasting required projects, tools, equipment, and supplies to properly maintain structures and systems.
- On 24 hour call to respond to heating/cooling system breakdowns or malfunctions and/or other facility emergencies.
- Removes snow and ice from the campus and spreads salt during the winter months.
- Performs other related tasks as required.
SUPERVISION – Works under the general supervision of the Director of Facilities Management.
MINIMUM QUALIFICATIONS
- High school diploma or GED and one year technical, vocational, or trade school
- Five years of related work experience including, in part, electrical, HVAC, building trades, and wastewater treatment.
- Federal EPA Universal rating in refrigerants
- State of Michigan Certification as Waterworks System Operator S-4, D-4; Wastewater Treatment Operator A-1f, C-1c, and C-2c
- Experience in the use of computerized monitoring of mechanical systems, and as a communications tool
- Effective oral and written communication skills
- Ability to read and interpret blueprints and schematic drawings
- Working knowledge of the operation and repair of mechanical equipment
- Working knowledge of safety factors and construction codes
- Ability to perform physical tasks such as lifting and moving up to 50 pounds, and ascending ladders
- Valid driver’s license
