Lab Coordinator, and Maintenance Technician
Responsible for on-site management and maintenance of the college’s skilled trades laboratories located at Kirtland Gaylord. Provides instructional and technical support to the Kirtland Gaylord faculty and students who utilize the skilled trades laboratories in the achievement of their course objectives. Also performs general maintenance and repair of the college facilities and its equipment and machinery including plumbing, carpentry, painting, electrical, ventilation, heating, air conditioning, snow removal, etc.; works under potentially hazardous conditions and must maintain safety awareness at all times. Knowledge of building, fire, health, and safety codes must be applied to ensure that the work done will pass inspection and meet MiOSHA and ADA requirements.
PRIMARY DUTIES AND RESPONSIBILITIES*
- Ensures that equipment within the skilled trades laboratories is maintained in working order by completing scheduled preventive maintenance and, when necessary, troubleshooting and repairing broken equipment.
- Performs on-site supervision and direction of part-time skilled trades lab personnel, insures the skilled trades laboratories are kept in a clean and orderly condition at all times.
- Functions as Kirtland Gaylord safety coordinator and trainer, maintains the materials safety and data sheets for all supplies located within the skilled trades laboratories and assists faculty and students to comply with MiOSHA regulations.
- Ensures that instructional equipment and supplies are readily available to faculty and students by establishing and maintaining an inventory system for each of the skilled trades laboratories; initiates purchase orders for equipment and supplies within budgetary parameters, maintains supply and equipment budgets for skilled trades programs at Kirtland Gaylord.
- Provides instructional support to faculty within scope of professional knowledge by answering routine questions posed by students and incorporating activities associated with preventive maintenance and repair of laboratory equipment into the student learning process.
- Assists workforce development training and operations by coordinating equipment readiness and availability as required based on training schedules and locations of training.
- Maintains the various Kirtland Gaylord building mechanical systems, using a preventive maintenance program including repair and/or replacement of pumps, motors, fans, belts, filters, and lubrication; revises program as necessary.
- Maintains the Kirtland Gaylord facilities utilizing carpentry, painting, concrete work, electrical and plumbing repairs and installation.
- Maintains computerized energy management systems, modifies software as appropriate, monitors and evaluates the performance of boilers, pumps, water heaters, air handling units, pneumatic systems, fans, and other related equipment for environmental quality and energy efficiency.
- Monitors and maintains the fire alarm and suppression systems including inventory, logs, and testing.
- Installs, records, and maintains wiring and cable for internal communications. Installs and repairs minor electrical wiring.
- Directs and monitors work of outside contractors.
- Documents changes in infrastructure, utilizes work order system to track and communicate work progress.
- Coordinates, schedules, and assists in routine and special functions such as installation of shelving and cabinets, student housing repairs and maintenance, snow removal, etc.
- Assists the facilities supervisor in formulating budget recommendations by identifying needed repairs, obtaining cost estimates, and forecasting require projects, tools, equipment, and supplies to properly maintain structures and systems.
- Assists in the removal of snow and ice from all Kirtland campuses when needed.
- Performs other related tasks as required.
SUPERVISION – Works under the direct supervision of the Director of Facilities Management, and, for lab coordination responsibilities, under the general direction of the Dean of Occupational Programs.
ATTENDANCE – Individuals in this position are generally expected to be present and available for work during the normal business hours of the college throughout the calendar year, and may occasionally be asked to vary their schedule to meet department requirements. Except as released, is generally expected to be on 24 hour call to respond to heating/cooling system breakdowns or malfunctions and/or other facility emergencies. May from time to time be required to travel to various Kirtland campus locations, including under inclement weather conditions.
WORKING CONDITIONS – Conditions may vary from those of desk work in a typical indoor office environment, to repair and maintenance in a functioning skilled trades lab, to outside cleaning ice and snow under severe weather conditions, utilizing both powered equipment and physical activity. Individuals in this position must be able to able to lift and move fragile objects up to 50 pounds. Work may require frequent bending, lifting, a wide range of arm movement, finger and hand dexterity, and may occasionally require climbing and working from ladders or lifting devices. Setup or maintenance of some peripheral equipment may require work in areas with restricted room for movement. Visual identification of equipment, parts, connections, and safety issues is necessary.
MINIMUM QUALIFICATIONS
- Associate degree
- Journeyman card in industrial maintenance
- Federal EPA Universal rating in refrigerants
- Five years of related work experience including, in part, electrical, HVAC and building trades, or combination of education and experience commensurate with the requirements of the position
- Knowledge/experience in the use of computerized monitoring of mechanical systems, computerized inventory control systems and/or databases, and as a communications tool
- Ability to read and interpret blueprints and schematic drawings
- Working knowledge of the operation and repair of mechanical equipment
- Working knowledge of safety factors and construction codes
- Ability to perform physical tasks such as lifting and moving up to 50 pounds, clearing snow and ice, and ascending ladders
- Ability to work independently
- A valid driver’s license
- Ability to collaborate and work effectively with individuals of widely varying skillsets in an educational setting
